UX-413 sits on one of Hoboken's most storied blocks, A short walk from the waterfront nestled in the burgeoning West Side revival neighborhood — next door to the lot where Frank Sinatra was born. Every design decision was made around a single question: what does it feel like to live well in a city?

At UX-413, the roof garden isn't there to look good from the street. It performs, absorbing summer heat, regulating temperature naturally and getting denser every season. The window boxes that adorn the facade fill in slowly, year by year. A lemon tree doesn't grow overnight, and neither does a home worth living in.
